An empty room tonight is revenue lost for good.
Revenue and Pricing Management for Hotels
Revenue management means selling the right room to the right guest at the right price at the right time. It may sound like a concept for large hotels, but its principles help any hotel or inn, especially in a seasonal market affected by currency swings and diaspora travel.

What is hotel revenue management, and how do I apply it?
Revenue management means adjusting prices and booking conditions to expected demand, to earn the highest possible revenue from the rooms you have. You start by recording booking data accurately, then track key indicators such as occupancy and average room rate, then set different prices for seasons, days and channels. You don’t need complex software at first, just organised data and clear rules.
Key indicators to understand
- Occupancy rate
- Rooms sold divided by rooms available in the same period.
- Average room rate
- Room revenue divided by rooms sold. It shows whether you’re selling at a good price.
- Revenue per available room
- Room revenue divided by all available rooms. It combines the effect of occupancy and price in one number.
- Booking lead time
- How many days before arrival your guests usually book, which tells you when to adjust prices.
Pricing tools
- Seasonal prices
- Seasons, holidays, Eids and diaspora return seasons carry different prices from ordinary days.
- Day-of-week prices
- A business hotel fills on working days and a leisure hotel on holidays. Know your hotel’s pattern.
- Conditions instead of straight discounts
- A lower price with non-refundable prepayment, or a minimum number of nights at peak times.
- Group and corporate rates
- Advance agreements with companies and organisations secure occupancy on weak days.
Challenges specific to Syria
- Currency volatility
- Calculate your prices on a stable reference basis and review them when the exchange rate changes, within what local regulations allow.
- Energy costs
- The cost of generators or alternative power is part of the room cost, so include it when calculating your minimum price.
- Seasonal demand tied to the diaspora
- Record each season’s bookings so you can forecast the next one more accurately instead of guessing.
- Limited sales channels
- When some platforms aren’t available, direct booking, companies and travel agencies become more important channels that need to be organised.
Steps to start revenue management
- 01
Organise booking data
Every booking with its date, channel, price and length of stay in one system.
- 02
Calculate indicators monthly
Occupancy, average rate and revenue per available room, compared with the same period last season.
- 03
Draw a demand calendar
Mark the seasons, holidays and local events that raise or lower demand.
- 04
Write a pricing policy
A base price, seasonal prices and minimum rates that nobody goes below.
- 05
Review and adjust
Compare results with the plan, and adjust prices and conditions before the next season.
- 06
Train reception on the policy
Reception staff must know the prices, minimum rates and offers, so they don’t give discounts outside the policy.
Examples of pricing decisions
| Situation | Possible decision | Goal |
|---|---|---|
| High demand and many early bookings | Raise the price gradually or set a minimum stay | Increase revenue per room |
| Recurring weak days | Corporate offers or packages with meals | Raise occupancy |
| Frequent cancellations at peak times | A deposit or a non-refundable rate | Protect revenue |
| Large price gap between channels | Align prices or reward direct booking with perks | Reduce commissions |

Frequently asked questions
Does a small hotel need revenue management software?
Not at first. An organised booking sheet and a monthly calculation of the indicators give you most of the benefit. Specialist software helps once rooms and channels multiply.
Does raising prices at peak times upset guests?
Seasonal pricing is normal in hotels, as long as it is clear and the price never changes after a booking is confirmed. Transparency protects trust.
How do we set the minimum price?
Add up the actual cost of a room, including cleaning, energy, supplies and commission, plus its share of fixed costs. Any price below that is a loss.
Should direct bookings get a better price?
You can reward them with perks such as breakfast or early check-in instead of a lower price, after reviewing the terms of the platforms you work with.
How does revenue management relate to the restaurant and other services?
A guest’s total revenue includes food and services. A guest who pays less for the room but spends in the restaurant may be more profitable than others.
